STEP 1
CalRov Investment Group contact investors for a potential investor relationship with the appropiate paperwork.

STEP 2
CalRov Investment Group gets the bank loan and investor pays up the front fees and the down payment.

STEP 3
Once the acquisition is made. CalRov Investment Group management assumes control of the apartment.

STEP 4
Rent generated from the tenant creates a cash-flow from apartment.

STEP 5
CalRov Investment Group pays the mortgage and the expenses from the cash-flow, then quarterly distribution of cash-flow is made to investors.

STEP 6
CalRov Investment Group makes value-add improvement on the apartment by taking measures to lower the overall expense.

STEP 7
The hold period for the apartment is 3-5 years before CalRov Investment Group sells.

STEP 8
CalRov Investment Group shares the profit with investors after the sale of the apartment. Investor have the option of cashing out or re-investing with CalRov Investment Group in a new apartment asset using the 1031 exchange.
