Our strategy is to source large multifamily apartment properties that are in a great area. We are interested in properties that have room to increase rents and improve the management operations in order to create more income from the property while improving the community life style of the members.
We focus on Value-Add multifamily properties that have in-place rents that trail the surrounding comparable rents from $100-$250 or more. The area must be a great area with strong job diversity and a stable and productive community. The property must have strong cash flow from day 1 so that we can deliver distributions to our investors right away. Our investment vehicle provides Cash Preservation, Tax Efficiency, and Great Profits with limited risk.
Our investment structure is performance based and strongly favors Investor’s returns until there is performance of the business plan set forth from the beginning. This gives the operating partners incentive to carry out the business plan set in place from the beginning.
Daniel has over 20 years in real estate development, construction and has built a full-service renovation company. He has experience in transactional sales, value-add renovation projects, land development, and multifamily acquisitions and development and investor relations. Now focused on aligning with highly skilled professionals in order to keep up with the opportunities that are emerging as the pandemic gears down and the public opens up again.
